Bulgaria: Strong Price Growth

Bulgaria continues to experience significant growth in residential property values. According to the latest Eurostat data, house prices increased by 15.5% year-on-year in the second quarter of 2026, placing the country among the fastest-growing residential markets in the European Union.

For property owners, this development reflects the substantial appreciation seen in recent years. For prospective buyers and investors, however, it also highlights the importance of carefully evaluating location, construction quality and long-term potential before making a purchase.

The Greek property market also continues its upward trajectory. According to data from the Bank of Greece, apartment prices increased by approximately 5.5% year-on-year in the second quarter of 2026.

Northern Greece and Halkidiki are particularly relevant for buyers from Bulgaria and other Balkan countries because of their accessibility, tourism appeal and strong market for holiday properties.
